We partner up with investors in our house flipping division.

Don Smallie buys the houses that are to be flipped with the investor's cash and puts the title in the investor's name. Each investor holds their own properties. We prefer not to mix investors' funds.

Smallie Development and the investor split the profit.
The investor puts the money for acquistion and rehab costs.
Smallie Development finds the property, rehabs the property and gets it sold.
